It’s time for another peek at what’s happening in our local real estate market — and spoiler alert — things are looking lively as we wrap up fall and head toward the holidays. 🍁🏡
Let’s break it down with some quick hits from the latest stats:
💰 Median Sales Price: Up 1.8% from last year and another 2.9% from just last month — landing at $594,500! Prices are still holding strong, so if you’ve been wondering about your home’s value, you’re likely still doing alright.
🤝 Closed Sales: We saw 428 homes close in October — a touch higher than last year (+0.5%) but down slightly from September (-0.7%). That’s pretty normal for this time of year as the market starts to cool for winter.
⏰ Median Days to Contract: This one’s interesting — homes went under contract in about 36 days on average. That’s 22.4% faster than last year but a little slower compared to last month (-13.4%). Translation: homes are still moving, but buyers are taking a tiny bit more time to make decisions.
🏷️ List Price Received: Sellers are getting about 98.5% of their asking price — so while negotiations are back on the table, it’s still a solid market for sellers.
📦 New Listings: We had 450 new listings hit the market, up 0.8% from last year and 6.1% from September. More homes to choose from — great news for buyers!
🏠 Active Inventory: We’re sitting at 1,037 active listings, which is down compared to both last year and last month. Inventory’s still tight, so good listings are getting plenty of attention.
⚖️ Months Supply of Inventory: Once again, we are under 3 months of inventory. Kind of crazy because it feels like we’re in more of a buyer’s market, but the stats don’t lie. If your listing is priced right, it will go quick!
